Harmony at Brookberry Farm will feature 79 independent living units, 73 assisted living units, and 38 memory care units on a 9.906 acre site on Meadowlark Road. The Community will be managed by Harmony Senior Services, LLC (www.harmonyseniorservices.com), which has an excellent record of providing superior senior living management services. Harmony currently manages twenty-three Smith/Packett developed or acquired communities with more in the final stages of development and construction. A Certificate Of Need (CON) for 12 assisted living and memory care beds was awarded to Smith/Packett through a receivership sale. Smith/Packett filed an application for the CON beds, and the receiver awarded Smith/Packett with the winning bid and the 121 CON beds. The Community will offer the continuum of care with independent living, assisted living, and memory care in a rental payment structure. This continuum of care product type is appealing to prospective residents as it offers them the ability to “age in place.” For instance, a senior can move into the Community as an independent living resident and transition to assisted living or memory care if needed as his or her health declines. Prospective residents will also find the Facility’s month-to-month rental payment structure without any large upfront entrance fees, which are typically required at CCRCs, appealing.
Harmony at Brookberry will offer 1 & 2 bedroom independent living apartments that have full kitchens and a washer/dryer. The 1 & 2 bedroom assisted living residences include a kitchenette. There are numerous amenity spaces throughout the building for residents to enjoy along with a living room, a waiter/waitress dining room, activity room, and outside courtyard for independent living, assisted living, and memory care. Other amenity spaces include a theater, bub, bistro, beauty/barber, library, exercise, physical therapy, game room, and billiards plus there is van and bus transportation service provided. The community services include concierge services and 24 hour on-site staffing.
New Atlantic Contracting, Inc. commenced construction of the Community at the end of April and projects opening of the community in the 2nd quarter of 2021.
